Holding/Reservation Deposit (per tenancy) as per details on each individual property but no more than the cost of ONE WEEK'S rent.


This will reserve your property for 15 days while credit checks and references are undertaken. (This period of 15 days may be extended by either party, in writing). Please be aware: This deposit will be withheld if the tenant(s) withdraws from the tenancy, fails a Right-to-Rent check, gives false/misleading information, or fails to sign the tenancy agreement and/or Deed of Guarantee) within 15 calendar days.

Property Deposit:

The deposit that you need to pay for your chosen property will be limited to a figure that is no more than the equivalent of 5 weeks rent.
This deposit as before, covers damages or defaults made by the tenant during the tenancy.

Pets:


If pets are considered this will be indicated in the details of each individual property.


Late or Unpaid Rent: 

Interest will be charged on rent that is paid late. This will be at no more than 3% above the current Bank of England Base Rate with the charges being levied (and backdated) after 15 days or more of the rent being unpaid.

Lost Key(s) or other Security Devise(s): 

Tenant will be liable for the cost of replacing any lost key(s) as well as other key fobs/security device(s).  If the loss results in locks being changed, the actual costs of a locksmith, new lock and replacement keys will be charged to the tenant.  Further costs may be incurred regarding  some replacements, where an hourly rate will be applicable. (£15 per hour (inc. VAT).

New Tenancy Agreement fee (Tenant's request) £50 (inc. VAT) per agreed variation.


To cover the costs for the preparation of all relevant legal documents.

Change of Sharer (Tenant's Request) £50 (inc. VAT) per replacement/removal tenant(s) or any further reasonable costs: 

To cover the costs associated with, new tenant referencing / Right-to-Rent checks / deposit re registration as well as the preparation of all relevant legal documents.


Early Termination (Tenant's Request): 


Should the tenant wish to leave their contract early, they will be liable for the landlord's costs in re-letting the property. They will also be liable for any rent due under their tenancy until the commencement date of the replacement tenancy.  These costs will be no more than the maximum amount of rent outstanding on the tenancy.
