This service includes advice on relevant legal requirements, advertising, finding a suitable tenant, taking up references, preparation of Statement of Internal Condition, obtaining one month’s rent in advance and five weeks deposit; rent collection, arranging for repairs and maintenance and settlement of accounts thereon, and preparation of monthly statements and regular inspections.

Referencing tenant/s (employment personal and landlord reference), credit checks, and drawing up, signing and exchanging of Tenancy Agreement plus provision of prescribed documentation, initial and final property schedule of conditions
Assured Shorthold Tenancy Agreement: £60
Rent Review: £60
Section 8/ Section 6A: £100 including hand delivery
Inventory fully furnished property: £300
Property schedule (where not included): £120
Property visits (where not included): £50
Change During Tenancy at Landlord’s Request: £60
Contract negotiation, amending terms and updating the Tenancy Agreement.
Key cutting: £10/per key
Introduction of a Purchaser: 1% of the purchase price
Payable if the Tenant subsequently purchases the property, whether before, during or after entering a Tenancy, commission will be payable to Barbets on the successful completion of a sale.

The deposit that you need to pay for your chosen property will be limited to a figure that is no more than the equivalent of 5 weeks rent. This deposit, covers damages or defaults made by the tenant during the tenancy.
Pets: If pets are considered this will be indicated in the details of each individual property.
Interest will be charged on rent that is paid late. This will be at no more than 3% above the current Bank of England Base Rate with the charges being levied (and backdated) after 15 days or more of the rent being unpaid.
Tenant will be liable for the cost of replacing any lost key(s) as well as other key fobs/security device(s). If the loss results in locks being changed, the actual costs of a locksmith, new lock and replacement keys will be charged to the tenant. Further costs may be incurred regarding some replacements – where an hourly rate will be applicable. (£15 per hour (inc. VAT).
